Some would argue that the Australian states have strict land release polices, restricting the supply of land on the outskirts of suburbia, and that this is a factor forcing up prices. Others argue that there are other forces driving up the price of houses in the inner-city areas. These include low interest rates, negative gearing tax benefits, the halving of capital gains tax, increased immigration, strong economic growth and the sheer number of wealthy people in cities like Sydney.
