The 118,000-square-foot building at 4545 Spring Valley Road is west of the Galleria.

Dallas investment company Parker Equities plans to convert the building into a "telecom hotel" to house telecommunications and Internet company operations and equipment.

The building will be renamed TelePlace.

Several older downtown-area office buildings have already been converted to telecom hotels.

The lease of the Farmers Branch building was negotiated by Art Green and Rebecca Griffin with Julien J. Studley Inc. and Thomas D. Willis II with Willis Realty Advisors.
