S.F. commercial real estate is booming again. Yahoo, Google and Microsoft are leasing entire floors of office buildings, and tech start-ups are filling space. Vacancy rates for Class A space are about 8.8%, dropping by half since 2004. Rents of $35 per sq. ft. are up from $25 three years ago. Figure on them rising to $45 this year.

Office construction will improve after being cut back during the dot-com bust. Most new buildings have been condominiums.
