Humphrey Hospitality Trust, Inc. Announces Monthly Dividend Payment Schedule for January 2000 to March 2000

     SILVER SPRING, Md.--(BUSINESS WIRE)--Dec. 20, 1999--Humphrey
Hospitality Trust, Inc. (Nasdaq:HUMP) today announced that its board
of directors had declared a monthly cash dividend payment schedule for
January 2000 to March 2000 as follows:

January 2000
     Declared for Shareholders of Record               01/31/2000
     Paydate                                           02/29/2000

February 2000
     Declared for Shareholders of Record               02/29/2000
     Paydate                                           03/31/2000

March 2000
     Declared for Shareholders of Record               03/31/2000
     Paydate                                           04/28/2000

     The monthly dividend will be paid at the rate of $.075 per share,
which represents an annualized rate of $.90 per share. Based on
Friday's closing stock price of $6.875 (or 6 7/8), the annualized
dividend yield is 13.1 percent.
