Fitch Upgrades LoanCare's Subservicer Rating; Withdraws Prime Servicer Rating

NEW YORK -- Fitch Ratings has taken the following actions on LoanCare Servicing Center, Inc.'s (LoanCare) residential primary servicer ratings as follows:

--Residential primary specialty servicer subservicer rating upgraded to 'RPS3' from 'RPS4';

--Residential primary prime servicer rating withdrawn at 'RPS4'.

Both ratings are removed from Rating Watch Evolving.

The upgrade to the subservicer rating is due to LoanCare's recent acquisition by Fidelity National Financial (rated by Fitch 'BB', Rating Watch Negative) from LandAmerica Financial Group. The withdrawal of the primary servicer rating is based on not servicing a sufficient number of loans to support the primary prime servicer rating.

The subservicer continues to make improvements and upgrades to its sub-servicing platform, increasing its staff training and retention programs, and recently hired a Chief Operating Officer who will be reporting directly to the President. Based in Virginia Beach, VA, LoanCare has been subservicing since 1991 and accumulatively has had over 100 clients. As of May 31, 2009, LoanCare's portfolio had 95,102 loans totaling $13.6 billion.

Fitch rates residential mortgage primary, master, and special servicers on a scale of 1 to 5, with 1 being the highest rating. Within some of these rating levels, Fitch further differentiates ratings by plus ( ) and minus (-) as well as the flat rating.
