ING Clarion Partners, acting on behalf of California State Teachers, paid $89 million, $333/sf; for Mathilda Research Center, a 267,000-sf office property in the Silicon Valley community of Sunnyvale. Secured Capital handled the sale for a 30-50 partnership between Menlo Equities and Beacon Capital Partners. Juniper Networks leases the property, at 1184-1194 Mathilda Avenue, through 2013.
