Fashion scene: South Floridians and tourists alike hit Miami Beach to shop for fashions, but residents still have to go off-island for some basic necessities—though some of that should change

Beach. "We are very sensitive to the challenge that this is a gateway project," says Berkowitz.

Perhaps the biggest opportunities for Miami Beach retail are in North Beach and Mid-Beach. Although there are few vacant spots in those areas, Stern, for one, thinks a new master plan could create a retail district to serve their growing local populations. "It really requires working out of the box," he says. "But I think what we get out of it is really great urban design."
