Despite the recent housing market slowdown, home prices and rents remain out of reach for many Washington-area residents, especially those with physical and mental disabilities, elderly people who can no longer live independently, and the homeless.

In the nation's capital, the over-65 population will grow to 1.1 million by 2040, more than 2.5 times today's total of 429,000. The population with moderate or serious disabilities, many of whom will require housing with special design features or supportive services, will increase 68 percent, from about 508,000 to more than 855,000 people, mainly because the number of elderly disabled residents will rise -- The Urban Institute
