Third Avenue buys building

Third Avenue Associates of New Jersey recently acquired what was formerly known as the Meriden Medical Center in the downtown business district of Meriden, Conn. The building has since been renamed to the Meriden Office Pavilion. The building is going through extensive renovations and the owners are marketing it very aggressively by offering a two-year lease on a Porsche (aside from the conventional commissions) to any broker who leases 25,000 SF or more.
The 76,500-SF, four-story building is located on 3.7 acres with approximately 300 parking spaces. The building has four wings each fully wheelchair accessible, sprinklered and private elevator. The building also has a large cafeteria, a gas powered generator 1600 amps of electric and an outdoor courtyard. It is also part of the Enterprise zone and Information Technology zone which provides for tremendous tax incentives. Prior usage for the building was medical, as such ideal usage would be in the medical field such as MRI facility, surgical center, medical laboratory etc. The inquiries for the building have been from executive suites to clay care center (adult & child)
Meriden is visibly becoming Connecticut's next "up coming" city. Plans for full revitalization of the downtown business district have been unveiled over the summer. Private money is being pumped into downtown projects, the city already has built a new superior court, police station, and YMCA. Midstate medical center recently built a $77 million campus and has plans for an adjoining building to be built shortly, the previously used hospital campus is being leased as an assisted living facility.
