Besen & Associates, Inc. announced the sale of a single-room occupancy hotel at 1645 First Ave. in New York City to 1645 First Avenue LLC for $1.85 million. Adelaide Polsinelli, senior executive broker at Besen & Associates, and Carol Ann Flint, associate broker, represented the seller, New Rock Asset Partners. Charles Wertman, of Bienen, Seld & Wertman, represented the buyer in the transaction.

Besen & Associates, Inc. announced the sale of 142-144 W. 118th St., two four-story townhouses in the Mount Morris Park section of New York City, for approximately $1 million. Adelaide Polsinelli, senior executive broker at Besen & Associates, and Alex Frantz, associate broker, represented the seller in the transaction. Yolanda Chang, of Home Realty, represented the buyer.

Goldstein & Associates Realty, Inc. announced the sale of 15 Reservoir Road in White Plains, N.Y. to DeNardis Associates, LLP. The property is a free-standing, 3,500 SF office building with a 10-car parking space. Goldstein & Associates represented both parties in the transaction.

In a transaction valued at approximately $950,000, the property at 231 First Ave. in New York City has been sold, according to a report from Robert A. Knakal, chairman of Massey Knakal Realty Services. The property is a four-story, 3,800 SF, mixed-use building. Lewis Schneiderman, director of sales, represented the seller. Massey Knakal Realty Services represented both parties in the transaction.

In an all-cash transaction valued at approximately $1.25 million, the property at 311 E. 52nd St. in New York City has been sold, according to a report from Paul J. Massey, Jr., CEO of Massey Knakal Realty Services. The property is a four-story, 4,000 SF, apartment building. Robert A. Knakal, chairman of Massey Knakal, represented the seller in the transaction. The Corcoran Group represented the buyer.

Binswanger/Klatskin announced the sale of 2301 Cottontail Road, a 138,000 SF office/warehouse facility in Somerset, N.J. to Trans-City Inc. Charles Fern and Joel Lubin, executive vice presidents of Binswanger/Klatskin, represented the buyer in the transaction. Mike Markey, of Colliers Houston Co., represented the seller, Marubeni, Inc.
