IntelliSpace will provide Internet service in Hartz buildings

Real Estate Weekly, Feb 2, 2000

IntelliSpace, a provider of up to 100Mbps of dedicated high-speed Internet access for any building or business, has signed an agreement with Hartz Mountain Industries Inc. to wire 18 properties in the Metropolitan area for Internet access.

The Hartz Mountain commercial properties that IntelliSpace is set to provision totals more than 3.5 million square feet, increasing its grand total to more than 55 million square feet in the Tri-State area.

"The Hartz Mountain portfolio provides us with a solid foundation for further expansion into New Jersey," said IntelliSpace Chairman of the Board Marc Josephson. "IntelliSpace already is leading the way in New York City by 'lighting-up' more commercial office buildings than any of our competitors, and it is our intention to do the same in New Jersey. Our services are expanding at a very aggressive rate and continue to demonstrate to building owners that our product is a perfect match for them, and more importantly, their tenants."

The Hartz properties initially being wired for high-speed Internet access include all of Hartz' office buildings located in Harmon Meadow and Harmon Cove in Secaucus, NJ and its office buildings in Overpeck Centre in Ridgefield Park, NJ, along with 9 Entin Road in Parsippany, NJ. IntelliSpace is also wiring a premier boutique office building at 667 Madison Avenue in Manhattan, which is owned by Hartz, as well as the Soho Grand Hotel and the new Tribeca Grand Hotel, also owned and operated by Hartz Mountain Industries.

"IntelliSpace offers our tenants a reliable option for connecting to the Internet," said Constantino T. Milano, executive vice president of Finance/Leasing at Hartz Mountain Industries. "We now live in a world where doing business via the Internet is vital for a company's survival. This agreement is just another way we extend ourselves to our tenants in providing them with the most up-to-date technology in the marketplace today."

IntelliSpace offers multiply-redundant dedicated high-speed Internet access to any commercial building or business and has already connected over 55 million square feet of space in over 190 buildings to the Internet. In the past year alone, IntelliSpace has wired over 120 buildings in the metropolitan area.

"Expanding IntelliSpace's services beyond New York is essential for the continued growth of the company," said Bob Froberg, senior vice president and chief operating officer at IntelliSpace. "The agreement with Hartz Mountain is an exciting beginning to our extensive roll-out plan for the New Jersey market, as we aggressively continue to sign other buildings in the region and neighboring states."

IntelliSpace is a pioneer in creating "Internet intelligent space" by "wiring" office buildings at 100 megabits per second, which is 65 times faster than DSL/T-1 connections. Its network is multiply-redundant via OC-3 and T-3 links to several nationwide Internet backbone providers.

IntelliSpace provides customers with speed and flexibility at competitive rates. IntelliSpace provides service within 2 to 5 days and the freedom to choose access speeds from 64 kilobits to 100 megabits per second with the ease of a phone call.

IntelliSpace was founded in 1995 under the name U.S. Cybersites for the purpose of bringing Internet service to 55 Broad Street, the NYC Information Technology Center. Since then, the Company has wired Rockefeller Center, the Jacob Javits Convention Center, the Lincoln Building, Lincoln Center Institute and over 190 other buildings, reaching over 55 million square feet of prime commercial real estate. Its network is the largest in New York City and continues to grow by several million square feet a month.

Hartz Mountain Industries currently owns and operates a private portfolio of 175 buildings, representing more than 32 million square feet. Most of its properties are in Hudson County, though its diversified holdings in the Newark area and elsewhere in New York and New Jersey are substantial.
