Construction starts on spec office building

Real Estate Weekly, Feb 20, 2002

Newmark JGT, exclusive leasing agent for Metrotop II, has announced that construction has commenced on one of the largest speculative Class A office developments in New Jersey. Metrotop II, a 265,000-SF, 10-story office building with multi-level parking garage and retail amenities, is being developed in the prestigious Metropark submarket by Atlantic Realty and Development Corporation.

Newmark JGT's Robert Dinner, Paul Giannone and Marc Shein, all principals of the firm, are the exclusive leasing agents for Metroptop II. Rothe-Johnson-Fantacone is the project's architect.

Strategically located at 115 Wood Avenue South, Metrotop II is adjacent to the Woodbridge Hilton Hotel, walking distance from the Metropark Rail Station (NJ Transit and Amtrak) and located at the convergence of the Garden State Parkway Exit 131 A/B, The New Jersey Turnpike Exit 11, I-287/Rt. 440 (Outerbridge Crossing) and Routes 1 & 9.

Metrotop is within 12 miles of Newark International Airport and easily accessible to New York City, only 30 minutes away. Two regional shopping malls, Menlo Park and Woodbridge Center are also nearby, in addition to numerous restaurants, hotels, conference centers and educational institutions.

Prestigious corporate neighbors include Engelhard, Ernst & Young, JPMorgan Chase, Prudential Insurance and Siemens.

The building will be striking in appearance and includes a granite lobby, a dramatic two-story glass- enclosed atrium, 12 corner offices for full-floor layout, a cafe with private dining rooms, multi-level parking garage, basement storage space and retail amenities. Metrotop II will interconnect with the atrium, parking garage and the fully leased existing Phase I building of the Metrotop development creating a full-service complex.
