Nancy Peck maps out future of her newest NYC venture
Real Estate Weekly, March 29, 2000
Nancy Peck, a real estate executive who has coordinated office building redevelop-meats and tenant improvements valued in excess of $500 million, announced the formation of Nancy Peck & Company, LLC. Peck's business is dedicated to helping mid-size and smaller companies achieve success in their office relocations and renovations.
"I've spent the last 17 years making office buildings work for tenants," Peck said. "Nancy Peck & Company, is an extension of my career that allows me to put my knowledge and experience to work for tenants who appreciate the value of a well-coordinated, well-executed, on-time and on-budget relocation."
Most recently, Peck served as executive vice president of Development/Operations at SL Green Realty Corp. In this capacity, she supervised redevelopment of all SL Green projects, and directed the management and construction of all properties owned by the company.
"The SL Green philosophy is to get the tenants in fast, make them happy and keep them happy, and this is one of the keys to the company's great success," she explained. "Since construction was my domain, my priority has been to help more than 3,000 SL Green tenants complete their build-outs with satisfaction and speed. This skill is much needed throughout the City today - especially for mid-sized tenants which don't have the resources to keep a construction advocate on staff."
Nancy Peck & Company will serve as a tenant advocate for companies occupying 50,000 square feet of office space or less. Companies too lean to support a professional facility management department will be able to confidently outsource one of the most complex and expensive undertakings they face. Tenants that benefit from an in house facility manager will be able to leverage Peck's talents for translating corporate objectives into a common language all parties of a major construction project can understand. The company will provide project management services for the construction process and beyond.
"We will help a tenant assemble the right team to create and outfit its office space, then serve as the manager of that team, and finally expedite the actual relocation and move-in," Peck said. Any company that has ever moved recognizes the value of professional management for the complex process. In the case of Nancy Peck & Company, the project management comes with an understanding of real estate, construction and corporate management."
Peck was a founding executive and president of SL Green Real Estate and its affiliated companies, SL Green Management Corp. and Emerald City Construction Corp. In the case of the management and construction companies, Peck was responsible for the welfare and construction for more than 50 Manhattan office buildings with more than 15 million square feet over the last 17 years.
"We will work hand-in-hand with our client and his/her real estate broker to evaluate leases and make sure they support the tenant's goals and objectives," she said. "A lifetime of work for landlords will provide our clients with a unique view into both sides of a transaction and help them get the best deal - in terms of financial and construction issues."
She noted that the current real estate market boom in Manhattan is stretching professional construction resources, and putting added pressure on in-house corporate officers.
"Mid-size and smaller companies will find it hard to capture and keep the unwavering attention of their contractors in the type of frenzied market we see today," she said. "It is imperative that they have a knowledgeable, experienced advocate to make sure their relocation or redevelopment of office space is handled as flawlessly and professionally as every other facet of their business."
"In the last 10 years, electronic and technological advances have raised the costs and the stakes of a corporate build-out," Peck said. "When a company's technology is being moved, it takes a sophisticated advisor to coordinate the process so the tenant's needs are fulfilled, both through construction and cut-over. Delays or - heaven forbid - downtime, can break a company. We work with the finest technology consultants in the City, and we make sure all aspects of the complicated puzzle of technology demands come together on time and on budget."
"My career has been dedicated to making office buildings work for tenants," Peck said. "With Nancy Peck & Company, I now re-focus my work directly for the tenant, delivering complex construction projects for mid-size companies on time and without any surprises."
