RSA to sponsor tenant screening seminar April 25

The Rent Stabilization Association of New York City, Inc., which represents 25,000 owners of the city's 1.1 million rent stabilized apartments, will sponsor a seminar on tenant screening methods, property and liability insurance, and other issues that impact small property owners.

The seminar will be held at the Brooklyn Marriott Hotel (333 Adams Street, between Willoughby & Tillary Streets) on April 25 from 8:30 a.m. to 2 p.m. The session is free and exclusively for RSA members.

The seminar is part of RSA's ongoing initiative to provide information and services to its members so that they can conduct their business more efficiently and effectively in today's uncertain economic climate.

A substantial portion of the seminar has been allocated to Q&A. In addition, participants will have the opportunity to speak with the panel of professionals and experts assembled by RSA -- including representatives of Smyth, Sanford & Gerard Inc., who will outline the new property and liability insurance program for New York City building owners; and representatives of Court & Credit/NTN, who will outline the fundamentals of resident screening.

Strasburg said a discussion on liability insurance will examine several topics, among them lead coverage, umbrella insurance; workers' compensation, boiler and machinery insurance, and the difference between replacement cost and actual cash value. There will also be a valuable lesson on the definition of standard insurance terms. Several topics will be explored on the tenant screening front, including the significance of an applicant's retail credit record; distinguishing fact from fiction of a rental application; red-flagging potential problems; and using resident history as a management tool to maintain stable occupancy.
