David Kuperberg, president of Cooper Square Realty, Inc., has named Christina Marzullo (photo) sales manager of its brokerage division. "Christina Marzullo brings a multiplicity of talents to our firm as not only a broker but also as a developer and an entrepreneur. A native New Yorker, she has a broad-range of experience and a track record of considerable success in a variety of endeavors and real estate efforts," said Kuperberg.

Marzullo was formerly with Douglas Elliman's residential division for the past three years, where she brokered apartments ranging from studios to multimillion units in white glove buildings. Marzullo was recently nominated for the Real Estate Board of New York's 'Deal of the Year" for a complex transaction involving apartments on Fifth Avenue and Sutton Place. She has also been active in developing residential housing in the northern New York suburbs, Connecticut and the Hamptons.

Edward J. Weiss (photo), executive director of Cushman & Wakefield, Inc., has claimed the company's "Number One" broker slot for 1999. An employee of Cushman & Wakefield for more than 23 years, Weiss has handled significant leasing and sales transactions for such clients as the Archdiocese of New York, The Dime Savings Bank of New York FSB, Forbes, KPMG Peat Marwick, Reich & Tang, Meredith Corporation, Shearman & Sterling', Siemens Capital and McCann Erickson.

"Superior brokerage service requires a special blend of intellectual and personal skills, as well as the ability to analyze numbers, situations and people," said Cushman & Wakefield president and CEO Arthur J. Mirante II. "Ed's humble persona, his genuine regard and respect for people and his unqualified commitment to help our clients are the backbone of his success. "When clients need service, you deliver it, whether a transaction is involved or not. Oftentimes, clients will study their real estate situation for months or even years before a decision is reached, and our role is to serve as a fiduciary, an extension of the client's organization, and to make recommendations that meet the client's needs," Weiss said.

During 1999, Weiss completed 160 leases totaling 4.4 million square feet, including two of the area's largest headquarters' transactions valued at more than $2 billion: Ernst & Young LLP's 1.062 million square-foot lease at 5 Times Square, and the 400,000 square-foot transaction for Insurance Services Office, Inc. (ISO) at Newport Office Center IV in Jersey City, part of the burgeoning New Jersey waterfront.

Weiss holds a BA in psychology from SUNY Stony Brook, an MBA in finance from Long Island University and a Diploma of Real Estate Analysis and Appraisal from New York University. Weiss is currently a member of the Real Estate Board of New York. He is active in his local community as well, serving as a director of The John T. Mather Memorial Hospital, from which he recently won the Theodore Roosevelt Award for distinguished service to the hospital.

Professional distinctions include Cushman & Wakefield's National Transaction of the Year Award for a 700,000 square-foot tripartite transaction for American Brands; the New York Regional Transaction of the Year Award for the 150,000 square-foot lease for The Interpublic Group of Companies; the prestigious Robert T. Lawrence Award from the Real Estate Board of New York for the sale of the 1.7 million square-foot J.C. Penney Building, one of the largest office buildings on the New York City skyline; and the first annual NAIOP Deal of the Year Award for the Ernst & Young! 5 Times Square lease.

Saundra Dale (photo), a 37-year resident of Darien, has been named executive vice president and sales manager at Douglas Elliman-Scott Associates, which covers real estate sales and rentals in Darien, Rowayton and Norwalk, Connecticut. In her new position, Dale will be responsible for the management of over 15 professional real estate agents, as well as all office duties. She succeeds Paula Colbath as sales manager. Ms. Colbath will continue to serve as a consultant to the firm.

"Saundra possesses over 27 years of real estate experience and is intimate with every aspect of the business, as well as the community in which she serves. A nine year veteran of Scott Associates before its acquisition by Douglas Elliman in March, Dale most recently served as the firm's Relocation coordinator. Previously, she held real estate positions at William Pitt, Inc. and Kelly' Associates, and worked as an elementary school teacher in Westchester County, New York: A System 1 Award Winner for outstanding sales achievement and director of the Darien Board of Realtors, Dale is also a member of the Consolidated Multiple Listing Service, the Connecticut Association of Realtors, and the National Association of Realtors. She has achieved both RCC and CA1 designation.
