On Long Island waterfront: Sterling Glen creates a village

Real Estate Weekly, Sept 1, 2004 by Patricia Warburg Cliff

After years of planning, Sterling Glen, a Manhattan-based developer and operator of senior living residences in the metropolitan region, launched construction of its new independent senior living residence in the village of Roslyn on Long Island's North Shore, announced Michael Daly, president and chief executive officer. In conjunction with the senior development, the company is creating a four-acre waterfront park and promenade available to the public.

The site will offer incredible views of the Hempstead Harbor and its design by world-renowned Robert A.M. Stern Architects will make it one of the most attractive places to live for seniors on the North Shore.

In 1997, Sterling Glen partnered with the town of North Hempstead and the village of Roslyn to clean up the site and set the backdrop for its restoration, which will benefit the entire population of the area.

"The village of Roslyn welcomes Sterling Glen and the opportunity to revitalize the waterfront," said Mayor of Roslyn John Durkin. "Through a partnership between private development and public officials, we have assured the restoration of our shoreline without any significant demands on public services and utilities."

The residence, Sterling Glen of Roslyn, will be situated on 11 acres overlooking Hempstead Harbor, adjacent to the Roslyn downtown historic district. The three-story building, located on Landing Road, will feature 160 rental apartments offering a variety of spacious one- and two-bedroom layouts and beautifully appointed common areas for recreation and service. Approximately 40% of the apartments will include balconies with waterfront views and many of the common areas will face the park and harbor. Rental prices will range from $3,500 to $7,000 a month.

Sterling Glen of Roslyn was designed by Robert A.M. Stern Architects. The building was planned in accordance with guidelines established by the village's Historic District Board and will resemble a historic inn of the Northeast.

Culpepper, McAuliffe & Meaders, Inc. will serve-as the interior designer for Sterling Glen.

Situated within walking distance of Roslyn's downtown restaurants and shops, Sterling Glen of Roslyn will provide easy access to an array of nearby cultural institutions, including the Nassau County Museum of Art, Sid Jacobson Jewish Community Center, Westbury Music Fair and Tilles Center for the Performing Arts at C.W. Post College. The residence will offer convenient transportation as part of its services.

In addition to development of the senior living residence, Sterling Glen has been instrumental in the redevelopment of the Hempstead Harbor waterfront plan. It will create a waterfront park and promenade, designed by landscape architect Mathews Nielsen. The harborside walk will be open to all area citizens.

The Land Use Environmental Corporation handled the restoration of the shoreline and added grasses, which will attract wildlife and promote the protection of the environment.

Construction of Sterling Glen of Roslyn is scheduled for completion in May 2006.
