Bobker Group gets okay for $27m condo project

Real Estate Weekly, May 7, 2003

The Village of Westbury and County have given a preliminary go-ahead to the Bobker Group to proceed with a $27 million 90-unit condominium development on Post Avenue.

The project will replace the old Piping Rock Restaurant, a 1.25-acre landmark at the corner of Post and Union, adjacent to the LIRR, that once hosted former US President John Kennedy for breakfast and was damaged by a fire several years ago.

"There is a severe housing shortage in Nassau County," explained Ben Bobker, a law and business graduate from John Hopkins and Cordoza Universities and president of Bluebell Assets, LLC, managing member of the project, "which attracted our attention to this prominent location."

The project, designed by architects Karl Fischer from Montreal and David Mammina from Queens, will contain spacious 1- and 2-bedroom units nestled around a central landscaped courtyard and 19 unique penthouse duplexes with private large terraces.

Bluebell Assets has also acquired 27 co-operative units in the desirable Park Slope-Prospect Heights area for immediate resale. The selling brokers, Peggy Aguayo and Rosyln Huebener, expect the 1, 2, and 3. bedroom units in the $8 million conversion to sell between $250,000 to $390,000 per unit.
