Ground broken on JC project

Metro Homes has broken ground for Liberty Point, a new condominium community rising at the corner of Warren and Morris Streets in the historic Paulus Hook section of Jersey City.

Pre-construction sales have simultaneously opened for the community's 32 elegant condominium homes which will be in a four-story building situated just steps from the city's downtown waterfront district and its numerous commuter options, reports the Hoboken-based developer.

The building's expansive two-bedroom, two-bath homes -- many of which offer private terraces -- will feature from 980 to 1,300 SF of living space. Opening prices currently range from $395,000 to $570,000.

A unique, 20-year "Tax Enhancement" program has been established to significantly reduce homeowners' tax payments, notes Dean S. Geibel, president of Metro Homes.

The community will also feature a ground-floor restaurant, additional commercial space and on-site secured parking.

"Liberty Point residents will enjoy Paulus Hook's desirable neighborhood atmosphere with well-established restaurants, cafes and a distinctive residential ambiance fostered by its tree-lined streets," Geibel points out.

"For those who commute to Manhattan for both business and pleasure, the community is just a short walk to the Hudson/Bergen Light Rail which provides convenient access to the Newport and Hoboken PATH Stations, as well as to the New York Waterway Ferry terminals."

Liberty Point's striking exterior will boast a unique brick facade, charming metal panels, aluminum clad wood windows and cast stone sills which will clearly distinguish it within the neighborhood, adds Paul E. Fried, a partner in Metro Homes.

A landscaped common terrace, rear courtyard and common rooftop decks will provide residents with unusual outdoor space.

"We've incorporated a number of luxury amenities into the homes, including 11-foot high ceilings with elaborate Crown and Chair rail molding, oak hardwood flooring, spacious closets with ventilated shelving, and large master-bedroom suites with lavish baths," Fried points out.

Large kitchens will boast a choice of designer cabinetry and counter tops with under-cabinet lighting, recessed lighting, ceramic tile floors, and a full GE appliance package featuring a range with an extra large oven, space maker microwave oven, refrigerator and dishwasher. Elegant full baths will feature ceramic tile, custom vanities and Kohler fixtures and faucets.

Every home will also offer a laundry room with GE Washer and Dryer, and wiring for Satellite and Cable TV.

"Buyers will also be able to personalize their homes at Liberty Point by visiting our centralized design center in Hoboken and selecting from our diverse list of options and upgrades," Fried adds.
