BAT renovations will be done this summer
Real Estate Weekly, May 28, 2003
New York City Economic Development Corporation announced that the $30 million Phase IV renovation of the Brooklyn Army Terminal (BAT) will be complete this summer. This phase of the renovation project will make more than 350,000 SF of prime industrial space available for lease.
Phase I of the BAT renovation program started in 1985. Since then approximately 2.6 million SF of space has been renovated.
Located in the Sunset Park section of Brooklyn, BAT is currently home to more than 70 companies that employ more than 3,000 workers. Current tenants include manufacturers, distributors, high tech companies and back-office operations.
"BAT is an excellent example of successful adaptive reuse of a military facility, boasting of a consistent occupancy rate of nearly 100%," said NYCEDC president Andrew M. Alper.
The newly renovated space is located on floors three through nine in Building A. Tenant spaces range in size from about 13,000 to 19,000 SF and provide quality space for companies to move into or expansion space for companies already located at BAT. Tenant spaces can be combined to create as much as 73,000 SF of space to accommodate larger companies.
Zoned for light manufacturing uses, BAT is located within a state-designated economic development zone. The complex offers competitive rents, is accessible by major highways and rail freight, and provides 24/7 security.
BAT is situated on 97 acres on the waterfront between 58th and 63rd Streets in Brooklyn. In addition to Buildings A and B, the facility includes several ancillary buildings and a public access pier. Building A has nine stories with 200,000-SF floor plates. There are 2.2 million SF of renovated space in Building B, approximately the same as the Empire State Building. Of the 1.8 million SF in Building A, about 400,000 SF (floors one and two) have also been renovated and are fully leased. In addition, BAT is home to the award-winning BATKids, the first day care center in the city to be established in an industrial facility.
Design services for the Phase IV renovation were provided by LZA Associates based on the firm's experience with similar projects, including rehabilitation of the 1.2-million-SF Federal Building 2 in Brooklyn and restoration of the facade of BAT Building B. Turner Construction Company, the original contractor for BAT, is EDC's construction manager for the project.
