Cedarbridge reports things are coming along in Lakewood

Real Estate Weekly, July 11, 2001

Cedarbridge Development Corporation reports significant progress on the 240-acre property at Cedar Bridge and New Hampshire Avenues in Lakewood, N.J., known as Cedarbridge Corporate Campus at Lakewood. The multi-use office park is designed to appeal to national and international corporations seeking headquarters offices, research and development laboratories, high-technology and computer service centers, and similar facilities. The park is located a mile and a half from a new interchange planned for the Garden State Parkway.

"Master planning has been completed for roadways and preliminary building lots," reports Philip Ludeke, project manager, who is with Picus Associates, Inc., Princeton, New Jersey, a Cedarbridge team member. "Also, design engineering is complete for all infrastructure."

Picus, along with its predecessor firm K. S. Sweet, developed for Princeton University the 2,200-acre multi-use Princeton Forrestal Center, which houses more than 100 corporations and 14,000 employees.

Further, Ludeke reports all regulatory applications and approvals are in progress with full approvals expected early in 2002 and construction to start by spring.

Also part of the Cedarbridge Development team is the Princeton planning and architectural firm, The Hillier Group. According to Tom Stearns, studio principal, "We designed the project as a corporate campus, preserving as much of the natural vegetationas possible, but primarily oriented toward providing a business environment with boulevards, walking trails and a highly maintained landscape to satisfy both the aesthetic and functional needs of today's demanding corporate tenants."

The Hillier Group, ranked the third largest architectural group in the nation, includes in its credentials the pioneer corporate campus for Beneficial Management Corporation in Peapack, New Jersey, consisting of 11 buildings and 1 million SF.

Cushman & Wakefield of New Jersey, Inc., is the team member serving as the exclusive marketing and leasing agent for the Corporate Campus at Lakewood.

"Discussions have already begun with interested tenants," said Joseph Sarno, senior director. "And looking at the track record of those who make up the development organization, it's a feather in our cap to be part of this undertaking."
