Luxury loft condominiums to be constructed in TriBeCa

Ground will be broken this fall on The Hubert, an eagerly anticipated "one-of-a-kind" luxury loft condominium residence to be built on the southeast corner of Hubert and Collister Streets in the heart of Tribeca's historical district.

The striking residence, which is being developed by WXII/Hubert Street, will be this neighborhood's first ground-up condominium since the same sponsor team - famous for building the highly acclaimed 515 Park Ave. - introduced 124 Hudson St. to Tribeca last year. Both 124 Hudson St., the area's first newly constructed condominium in 20 years, and 515 Park Ave., sold out swiftly at record prices, and today are considered benchmarks for quality and lasting value in their respective neighborhoods.

The new 16-story condominium, located at Seven Hubert Street, is bringing a remarkable diversity of product to the market - 24 spacious floor plans in a building of only 33 units, including "connoisseur" lofts, townhouses and maisonette properties.

Acting as design architect for the project, BKSK Architects LLP has created a landmark-approved brick and glass facade with massive 10-foot windows in bays as wide as 20 feet. This dynamic new building, with its exceptionally tall windows affording tremendous light and views, is designed to place an important new architectural imprint on the fabric of historic Tribeca.

"Tribeca, recently named the priciest neighborhood for residential real estate in Manhattan, epitomizes urban sophistication and serenity," stated developer Robert Siegel, who noted that each of the Hubert's lofts, townhouses, and maisonettes were designed to be both private and spacious.

The building's 28 loft residences will range from a 1,787-SF two-bedroom, two-bath home to a nearly 5,244-SF penthouse with five bedrooms, six bathrooms, a 360-degree wrap-around terrace, dining room, family room, and double-height living room. The lofts boast an average of 2,775 SF of living space.

Celebrated interior architect Alan Wanzenberg, consistently voted to be in the "Top 100" designers by Architectural Digest, and best known for his super-luxury private residences, designed each home with understated elegance in mind.

Most of the homes will have 11- to 12-foot ceilings and 10-foot windows in bays as wide as 20 feet. Large-scale bathrooms, dressing rooms, walk-in closets, eat-in kitchens, pantries and basement storage will place an emphasis on livability and luxury appointments. Furniture-grade wood detailing, sumptuous stone surfaces, high-end, but discreet appliances, custom lighting and custom-designed Poggenpohl cabinetry exclusive to the Hubert will complement the residence's stylish look. Each room has been meticulously designed for both comfort and flow to create a truly livable new construction loft home.

According to Louise Sunshine, president of The Sunshine Group, the building's exclusive sales and marketing consultants, opening prices at the Hubert will range from $1.3 to $12 million. Maisonettes will be priced from approximately $3 to $4 million and the private townhouses will range from $4.5 to $6 million.

Expected to open for occupancy in the Winter of 2003, the Hubert will boast an extraordinary array of luxurious amenities including special security, a technologically-advanced fitness room and refrigerated flower/food/wine/delivery storage in its lobby. All residents will also enjoy a children's playroom, a landscaped courtyard, priority parking arrangements at a nearby garage, 24-hour doorman/concierge service, live-in superintendent, and individual storage space in the building's basement, electrified to facilitate wine storage.

The sales office for the Hubert will be located at 32 Avenue of the Americas, on the 21st floor, and is expected to open in mid-September. The Sunshine Group, Ltd. is the exclusive sales and marketing agent for The Hubert.
