Saddle River, N.J. site of new 100,000-SF office building
Real Estate Weekly, Sept 5, 2001
Kwartler Associates has announced the development of Saddle River Executive Center, a 100,000 SF office building on a 9 1/2-acre site in Saddle River, N.J.
The center will be the first large-scale, class "A" commercial office building to be erected in this affluent, Bergen county community. The developer has selected Poskanzer Skott Architects, of Ridgewood, N.J., to provide full service architectural, planning, and construction services for the project.
Located on a highly visible rising slope on State Highway 17 and East Allendale Road, Poskanzer Skott's design for Saddle River Executive Center avoids the glass box anonymity of typical suburban office buildings by complementing its suburban context with traditional architectural elements.
"Our goal is to achieve visual affinity with the surrounding landscape and architecture by referencing history and reflecting local design, " said Barry Poskanzer, AIA, principal and partner of Poskanzer Skott Architects.
Saddle River Executive Center will be a three-story structure of quality brick and will feature an array of Colonial-influenced, protruding, brick-clad gabled elements and a glass curtain wall to maximize natural light. Brick and strip windows will divide the facade horizontally. The covered main entrance, at the convergence of the rectangular and square building elements, will lead to a two-story lobby, distinguished by a bold, blue-green, reflective glass facade, a signature exterior canopy beam, and a second floor balcony.
Commenting on the market demand for the building, Marty Kwartler, principal and founder of Kwartler Associates, said,
"Many companies are looking for more than just class 'A' space. They want class 'A' space in a class 'A' location with a prestigious address, all of which Saddle River Executive Center will provide."
The building's first floor will consist of 18,000 SF of office space and covered parking for 66 vehicles.
The second floor will offer 42,000 SF of office space, and the third floor, 41,000 SF and an exterior terrace. Office spaces will be customizable shells, easily adapted to today's high-tech environment.
