Tower 31 and 88 Leonard St. sign up for On-Site services
On-Site.com has been retained to provide screening and leasing tools for two new rental buildings in Manhattan, Tower 31, at 9 W. 31st St., and 88 Leonard St., announced Jake Harrington, business development manager for On-Site.com.
On-Site.com is providing online property management tools that instantly perform tenant background screening and integrated lease preparation, as well as providing immediate access to useful real-time reports on applicant traffic and demographics. In addition, OnSite.com enables prospective residents to apply online anytime from a building's website.
"We are extremely excited to be involved with both of these projects," said Mr. Harrington. "We offer a premium service and these are two premier buildings."

Built and managed by Shore Assets, Inc., Tower 31 is a 42-story building designed with six or less units per floor to enhance privacy. In addition, the building offers 24-hour concierge, tenants lounge, spacious outdoor deck, state-of-the-art screening room and views of The Empire State Building. The project is scheduled to open in September 2005 and will be leased by Citi Habitats Marketing Group LLC.
88 Leonard St. is located on the site of a former parking lot and is currently under construction. The rental building will rise 21-stories with 352 units ranging from studios to three-bedroom apartments. The project has been estimated to cost $120 million and has received $112.5 million in Liberty Bonds. Five percent of the project has been designated affordable housing in compliance with Liberty Bond eligibility. The building, which is to be leased and managed by Rose Associates, Inc., is expected to be complete by summer 2006. Boymelgreen Development owns the property.
