Brown Harris Stevens named agent for Tennanah Lake resort

Brown Harris Stevens Commercial Services Division has been retained as the exclusive marketing and sales agent for the Tennanah Lake Golf & Tennis Resort, according to David B. Workman, executive director of Brown Harris Stevens Commercial Services of New York.

Great interest has already been shown in both the property and the region due to the anticipation that casino gaming will ultimately be approved for the Catskill area. "In light of the recent approval for gaming in Buffalo and Niagara by both, the governor and the state legislature, many resort operators fully expect that gaming in the Catskills is inevitable," said Richard Bronsky, senior director of investment sales at Brown Harris Stevens, Commercial Services Division.

With $25 million in infrastructure previously invested the development potential for the Roscoe, NY resort property is exceptional. Preliminary approvals are in place from the Town of Freemont for a 500-room hotel and 60 townhouses that will be added to the eight fully-furnished model townhouses that already overlook Lake Florence.

"Replacement costs for infrastructure and facilities already in place would clearly exceed the current asking price of $12.5 million," said Brousky.

Located 110 miles from New York City in the Catskill Mountains, this 967-acre resort boasts a challenging Par 72 PGA golf course on 180 acres. Originally built as a nine-hole course for Peter Wolff's Tennanah Lake House in 1910, the course was redesigned as an 18 hole in 1952 by legendary golfer Sam Snead and updated once again in the mid sixties by award winning golf architect Alfred H. Tull. Golf facilities include a mountain top driving range, putting greens, Pro Shop and Golf Side Cafe.

The resort includes four hard-court tennis courts with night lights, an outdoor pool with a poolside lounge, a 7,000 SF restaurant and entertainment area with catering facilities for 200 people, and a recently refurbished 24 unit modern inn. Lake Tennanah is a popular site for water sports, boating and fishing. Canoeing is available from the Tennanah Lake Boat House on the resort's private Lake Florence.
