Three retail deals close

Jeffrey A. Bernstein, director of retail real estate firm of Walter & Samuels, Inc. has negotiated three retail leases on Manhattan's Upper East Side.
The details are as follows:
* In an expansion move, Mirabella Distinctive Eyewear has taken 500 square feet at 1118 Madison Avenue, near 83rd Street. The 10-year lease calls for an aggregate rental of $680,500. Bernstein and Larry Elbaurn of Walter & Samuels represented both the landlord, 83rd Street Associates, and the tenant
* Next door, at 1120 Madison Avenue, Little Eric Shoes has signed a 10-year lease for 900 square feet; the retailer of children's shoes also has locations at 1333 Third Avenue and 590 Columbus Avenue. The aggregate rental is $1,145,900. Bernstein and Larry Elbaum of Walter & Samuels represented the landlord, 83rd Street Associates; Robert Cohen of Garrick-Aug represented the tenant.
* In an expansion move, Ecowash, Inc., an ecologically friendly coin-operated laundry, has taken 1,600 square feet at 127-129 East 90 Street. The 10-year lease calls for an aggregate rental of $302,700. Bernstein and Larry Elbaum of Walter & Samuels represented both the landlord, Lamatel Associates, and the tenant.
