Harmonizing financial knowledge with market wisdom

Real Estate Weekly, May 18, 1994 by Barry Gosin

The role of the commercial real estate sales and leasing broker continues to evolve as the nature of the marketplace and business environment becomes more challenging. Today's professional broker requires comprehensive, broad-based expertise in a growing field of disciplines in order to deliver the highest level of service and quality.

In order to represent a modern corporation, it is imperative that the real estate broker possess a solid knowledge of corporate issues. In fact, the need for such knowledgeable professionals in the real estate industry has been the impetus for change in the make-up of commercial real estate firms. Now more than ever, accountants, corporate facilities managers, lawyers, engineers, project consultants and architects are integral components of the commercial real estate brokerage team.

At Newmark, we have expanded our organization to include a number of professionals with years of experience working under the corporate umbrella, creating innovative solutions for some of the country's most important corporations. These professionals bring a depth of understanding of the corporate arena and a new and important edge to the commercial real estate brokerage and advisory business.

These former corporate "insiders" are just one part of the equation. Combined with the role of the traditional, transactional real estate broker, they prove a complementary team, providing market knowledge and experience and a more strategic view toward the client's real estate objective.

No sound strategy evolves in a vacuum. Corporate goals must be matched with market realities. Therefore, superior knowledge of availabilities, pricing, landlord contributions and other market information is critical. Recognizing this fact, Newmark has redefined and redeployed its market research division to support its team of brokers and corporate consulting group, who strive to keep on top of every trend.

Newmark is also able to call upon its vast management arm. To assist in tenant representation, we look frequently to our property management resources for key information and insight throughout a lease negotiation. Access to concise and clear data on utility, air conditioning, construction, cleaning and other costs (and systems) is invaluable when analyzing a lease document. These are all critical issues which impact the tenant and its occupancy over time. It is imperative that our professionals incorporate first-hand, accurate and proper information about such issues in order to help these clients make competent decisions.

By virtue of our 65 years of experience in the commercial real estate business, we are able to recognize and react to changes in the market and the industry. Today, harmonizing a great number of talents and disciplines is Newmark's key to delivering the highest quality of service for its clients.
