Real Estate Weekly, July 22, 1992

The Tri-Tech Graup, Long Island, is providing program and construction management for a 54-apartment affordable-housing complex to be built by the Mamaroneck Town Board on the 1.8- acre site of the former, but now vacant, Larchmont hotel.

The $3.8 million construction project, located at the intersection of Hommocks and Boston Post roads, is scheduled to begin this summer, with completion expected by fall 1993.

The two to two-and-one-half-story, 52,000- square- foot complex will provide affordable housing for Mamaroneck town municipal employees, volunteers., teachers, police, firemen, and others who provide valuable services to the town. Preliminary estimates suggest that tenants will pay about $775 per month for a one- bedroom unit, and $875 for a two- bedroom apartment.

In addition to reviewing architects' plans to determine costeffective ways to build the housing, Tri-Tech will coordinate the work of the various contractors. The town is required by State law to award as a minimum, separate contracts for General Construction, Plumbing, Electrical, and HVAC systems.

Tri-Tech will use a proprietary computerized management system to control every aspect of the project and keep the job on track.
