New Grand Isle Industrial Park joins Alburg Business Park

Light manufacturing in Grand Isle County is alive and well, and the capacity for growth has Just increased with the creation of a new, privately owned industrial park. As the County develops increased access to broadband Internet capability, the convenient location to major markets and transportation gains added value for the developer.

Island Industrial Park, Route 2, Grand Isle Island Industrial Park is open for business in Grand Isle, on 35 acres right at the intersection of Route 2 and Route 314, which connects with the Grand Isle Ferry to Plattsburgh. The Park is owned by Island Industrial, LLC, a subsidiary of Island Excavating Corp.

Island Industrial Park is the new home of Island Excavating Corp, owned by Tim and Dolly Parizo, and Randy and Bev Gover. Their business is housed in a new 9,600 square foot facility within the Park, built to spec for 22+ employees and over 45 pieces of construction equipment.

Vermont Nut-free Chocolates, a successful chocolatier currently located in South Hero, is moving into a new twostory 9,600 square foot building under construction. Vermont Nut-Free Chocolates will be leasing the first floor of the building with a retail store, offices, manufacturing and warehousing areas. The bottom floor is available for one or more tenants. In addition, a third lot in the subdivision is approved for two buildings, totaling 6,600 and 4,400 square feet respectively, and a fourth lot can accommodate a 1,500 square foot building. All lots are approved and ready for construction. A community septic/sewage disposal system is in place for the whole subdivision, which is nestled in a grove of trees, currently displaying beautiful fall colors.

Dolly Parizo, Project Coordinator says that the buildings in the Island Industrial Park all have DSL Internet capability. They are hoping to attract businesses that place a premium on broadband Internet access, such as professional offices, light manufacturing or retail. Alburg Business Park, Route 2, Alburg

The Alburg Business Park, located off Route 2 in Alburg, is a long established industrial park with 9+ acres, originally developed by the town of Alburg, Grand Isle County Economic Development and the Vermont Department of Economic Development. Located one mile from the U.S. Canadian border, the Alburg Business Park is managed by a local nonprofit organization.

Fourniers Door and Window, LLC is the sole tenant in a 25,000 square foot manufacturing building. Lots are available on the paved town highway, with sewer and water capacity and three-phase power. DSL Internet access is also available. The Park can accommodate any light clean industry.

Transportation links include Highway 15 in Quebec, Interstate 87 in New York State and Interstate 89 in Vermont. Two international airports and a deepwater port are within 50 miles, and six million people live within 100 miles of Alburg.
