Retail development continues at Boyer Co.'s Quarry Bend in Sandy

Retail development continues at Quarry Bend, being created by The Boyer Co., Salt Lake City.

Major road improvements on the ski connect road, which runs from 9000 South to 9400 South near 1000 East, are wrapping up and all four lanes were scheduled to be open by the end of last week, said Wade Williams, a partner with The Boyer Co.

A Lowe's Home Improvement Center is already open on the 100-acre project, and Wal-Mart is scheduled to be in business there next month.

According to Williams, construction has just begun on a series of buildings for a 75,000 square foot walkable retail village that will feature smaller boutiques and restaurants along the ski connect frontage. The project also includes some freestanding retail pads.

The contractor on the retail portion of the development is R&O Construction of Ogden. Williams said the retail spaces should be delivered to tenants by late spring or early summer.

New tenants in stand-alone buildings will include a Fabulous Freddy's car wash and convenience store, Deseret First Credit Union, a Kinko's/FedEx location, a restaurant and a coffee shop.

Tenants in the retail village portion of the project will include everything from fashion stores to ice cream parlors to cell phone retailers - "kind of the mix. you usually see in a retail center," Williams said.

The Boyer Co. is also negotiating with several tenants that would be new to the Salt Lake City market, though Williams could not comment since no contracts have been signed yet.

The Quarry Bend project also includes a residential component. While The Boyer Co. acts as master developer of the project, the company sold all the residential lots in the project to other developers, Williams said. Garbett Homes will be building a combination of condos and townhomes on the site and Salt Lake Citybased developer Cowboy Partners is developing a housing project on the property. '

"Demand has been very strong and I think these will go very quickly," Williams said.

An eight-acre park is also being developed in the project by Sandy City.

The residential piece of Quarry Bend will be completed in phases, and should be finished by spring 2008. The commercial piece of the development will be done by spring of this year, Williams said.

The landscaping, design and street furniture tie together the residential and commercial portions of the project, Williams said, and the development is more vertical mixed-use than horizontal.

"It's coming together nicely," Williams said. "I think the architecture is beautiful."
