Eye on Idaho: Growth continues at SilverStone business park in

Six buildings totaling 80,000 square feet are under construction at SilverStone in eastern Meridian, pushing the Idaho business park halfway to its goal of 1.6 million square feet.

Elsewhere in the development, Idaho Athletic Club, Academy Mortgage and Kleinfelder geotechnical engineering are among SilverStone's newest tenants.

The largest building now under construction, the 31,000-square- foot Graystone Place on Cobalt Point Way in the easternmost 80-acre SilverStone Business Campus, is slated to be finished in spring and ready for occupancy in late spring or summer, said Charlene VanOstrand, public relations director for The Sundance Co. The building has no prospective tenants.

That's normal procedure for SilverStone developer The Sundance Co., said Steve Vlassek, director of sales and leasing for the company.

We're always going to have a 30,000- or 40,000-square foot building for new companies coming in, he said. We're going to have the facility for them sooner, rather than later.

In addition to Graystone, project general contractor Petra Inc., Boise, is building Brookstone Place, Onyx Center, Amber Point, Jade Plaza and Garnet Place.

Shell construction of Brookstone, which fronts Overland in the Corporate Center, and Garnet, in the Business Campus, are due to be finished by December. Tenant improvements are to last two to three months, VanOstrand said.

Academy Mortgage has leased all 5,800 square feet of Brookstone, and Kleinfelder has leased 8,700 of Garnet Place's 12,400 square feet.

The 10,000-square-foot Onyx Center, 8,400-square-foot Amber Point and 12,000-square-foot Jade Plaza are scheduled to be finished by March and ready for occupancy by the end of May or early June. All are situated in the Business Campus.

Sundance was negotiating with a pizzeria, a coffee shop and an insurance office for retail and office space in Onyx, which fronts Overland. Pier 49 Pizza, Fantastic Sam's, Blimpies and Movie Gallery have signed on in Jade Plaza, and Vlassek said the company is working with an Asian restaurant for the remaining spot.

Sundance's development agreements with the city of Meridian enable tenants to build more quickly in the business park than they would be able to by applying for zoning changes and conditional use permits on their own, Vlassek said.

Someone can pull a building permit in our park tomorrow, he said. That's one of the big reasons we landed Citigroup and T-Mobile. Citigroup opened its call center Oct. 15, and T-Mobile started operating its call center in July.

Other new tenants at SilverStone include Idaho Athletic Club, which plans to occupy half the recently built 22,000-square-foot Rockridge Center, fronting Eagle Road. A mortgage company is considering 3,000 square feet for an office in the building, and a few physicians are looking at the building.

An insurance company is considering putting a 30,000-square-foot national district sales office in the 47,000-square-foot Cedar Point building, VanOstrand said. People Check LLC, a staffing company, leased 1,500 square feet in the building.

A Wells Fargo mortgage center and the San Francisco Sourdough Eatery will each take 1,800 square feet in the 39,000-square-foot Goldstone Center, according to VanOstrand. Idaho Orthotic Prosthetic Services leased 2,500 square feet in Goldstone, and Stand Up MRI of Boise leased 4,888 square feet.

Sundance is working with a residential real estate company to lease the 4,700-square-foot Topaz Court and a human resources service provider to lease the 6,000-square-foot Quartz Place.

Petra and Larson Architects, both of Boise, are the contractor and architect for most of SilverStone, except for buildings like Parkstone Pointe, which DK Commercial and Heartland Construction started building in September after purchasing the land north of the CitiCards building from Sundance.

With just 60 of SilverStone's 160 acres remaining to be developed, Sundance is looking for land to add to it, Vlassek said.
